Selling a Caldwell house that still has someone living in it
“As-is” on this site means a direct purchase that does not ask you to renovate, re-rent, or run a public listing first. It does not mean the buyer ignores occupancy, title, or the condition they can see — plaster, additions, outskirts vinyl, or otherwise. It does not mean a higher net or a faster closing than a listing.

What occupancy changes
A buyer who will take a house with someone inside still needs to understand:
- Who is there, as you actually know it
- Whether a written agreement exists
- Whether rent is being paid
- Whether a notice or court file is open
- Whether the building is older in-town stock, an outskirts tract, or something you have not recently walked
Those facts affect timing, access for a walk-through, and what any contract would have to address. They are not a reason to hide the tenancy. Mixed housing types do not get a secret shortcut.
What we will not promise
The operator has not approved public guarantees about cash, inspection policy, closing costs, tenant relocation, lock changes, or buying every occupied rental. Until those operating facts are confirmed, this page will not say we pay cash, close on any day you pick, or “handle the eviction.”
There is no charge to discuss the property. Discussing it does not obligate you to sell and does not start a possession case. Nothing on these Caldwell pages tells an owner to evict, to rekey, or to open a court file.
Disclosure and “as-is” are different ideas
Idaho’s Property Condition Disclosure Act includes exemptions for certain transfers. See Idaho Code § 55-2505. An exemption, if one applies, is not the same thing as “the buyer cannot ask who lives there.” This site will not tell you that your transfer is exempt.
Idaho Code § 6-321 is the official security-deposit statute. Treat it as a records question — whether you still have the deposit file — not as legal steps this website can give. Idaho Legal Aid’s landlord-and-tenant resources are a public explainer, not an eviction or cash-for-keys script.
Compare, then decide
Use the County-Seat Rental Options Sketch to see whether an as-is path is worth comparing with remaining a landlord, restructuring, or listing. If you want a conversation, request one. Bring the address or cross streets. Leave tenant identity documents and court PDFs out of the form.
